BOOKING

All bookings are accepted over the telephone at (360) 374-4046, or let us know a time that is convenient for us to call you.  When you book with A Cozy River House you have direct contact with us - no call centers, no property managers miles away, no people attempting to answer questions about a place they've never been to or seen.   We are the cabin owners and have been working with travelers like you to create vacation memories that last a lifetime for over a decade.  We know you have a lot to organize and coordinate when planning a vacation.  It is our goal to answer your questions prior to your arrival and during your stay, to make booking easy, and to provide exceptional customer service at every step with the quality of your vacation experience as our utmost priority!

 

PAYMENT

Deposit

A deposit equal to one night's rent, plus tax, will hold and secure the reservation.  The remaining balance is due 10 calendar days prior to the date of  arrival, and will be charged automatically to the credit card on hand used for the deposit.  Upon receipt of deposit, a Reservation Deposit confirmation summarizing your reservation including check-in/out dates and times, guest count, the final balance and date it is scheduled to charge will be sent via email.  

 

Final Payment

The final balance of the reservation is due 10 calendar days prior to the date of  arrival.  It will be automatically charged to the credit card used for the deposit unless you contact us to make a change to the payment information.  Upon receipt of the final payment, a Reservation Confirmation including a cabin access code specific to your stay will be sent via email, along with driving directions and additional guest information.  
 
If a reservation is made within ten (10) days of arrival, payment in full is due at the time of booking.

A Housekeeping Fee in the amount of $200 will be added to all reservations.  This is a one-time, non-refundable fee per stay regardless of the stay duration.

All rents and fees are subject to Washington State Sales and Lodging Tax which is currently 10.5%.

We accept VISA, MasterCard, Discover Card and PayPal for payment.  If paying with PayPal your booking will not be confirmed until the PayPal invoice is paid.

No Booking Fees - BOOK DIRECT & SAVE!

Although you may see A Cozy River House cabins on the popular listing sites like VRBO, HomeAway, and TripAdviser, if you book directly with us you won't incur the additional cost of these site's booking and service fees (up to 13% of your reservation which goes DIRECTLY to them).    Please be aware if you make inquiry or request to book any property through large listing sites: VRBO, HomeAway, TripAdvisor & AirBnb, there's no way to avoid the fees - they will not let owners remove them.  We're always happy to send you a quote in writing - no hidden fees or surprises.  We do NOT CHARGE BOOKING OR SERVICE FEES like the booking sites (VRBO, HomeAway, TripAdvisor, AirBnB), which means more money in your pocket to spend on your vacation or as you choose - so remember when you travel to book direct and save!

MINIMUM STAY REQUIREMENTS

• 2-nights: Off-Peak Season of October - April

• 3-nights: Shoulder Seasons May & September

• 3-nights: Peak Season June - August

CANCELLATION POLICY

Cancellations must be made 60 days prior to scheduled arrival date to receive a full refund.  After 60 days, refunds issued only if canceled dates are re-booked.

CHECK-IN & CHECK-OUT TIMES
Check-in time is 4:00 pm or after

Check-out time is by 11:00 am 
(We will always try to be flexible with check-in and out times, however you MUST NOTIFY US IN ADVANCE of your needs.  

Late check-out after 11:00 am without prior authorization will incur a Late Check-out Fee.)

HOUSEKEEPING/MAID SERVICE

Housekeeping/Maid Service is not scheduled during* a guest's stay unless prearranged. Housekeeping for each visit will be completed AFTER a guest's departure. The Housekeeping Fee per stay up to 7 nights is $200.  

Stays in excess of 7 nights will require a mid-stay at the rate of $200 and will be added to the booking.  

(*If you would like housekeeping service during your stay, please let us know and we will be happy to make the appropriate arrangements at $150 per housekeeping visit.)

NO SMOKING

NO SMOKING of any type is allowed in A Cozy River House I or II
(NOTE: Guests will be charged an additional cleaning fee if evidence of smoking in the cabin and/or cigarette/cigar butts are found on the property grounds.)

EVENTS/PARTYING

EVENTS ARE NOT ALLOWED. A Cozy River House cabins are quiet family, friend, couple, group, student group, club and fishing getaways. Do not book our cabins if you are planning an event or intend to party.
 

Maximum occupancy is 10  guests at Cozy 1 and 12 guests at Cozy 2 at ANY TIME.  All guests must be named and listed on the rental agreement. Parties or gatherings of additional unapproved visitors for any length of time are not allowed at any time. 
 

Do not book the cabins if you are planning to party or hold an event. It will cost you your security deposit in full. Excessive noise at any time is never tolerated by the neighbors nor the Municipality and is sufficient reason for IMMEDIATE eviction with no refund of nightly rates or security deposit.

PETS

Regrettably, we can no longer allow pet guests.  The property is monitored and evidence of pets will incur an automatic $250 fee and immediate eviction from the property without refund.
